Achieve maximum energy efficiency: The primary goal was to bring the building technology up to date in order to significantly reduce energy consumption and optimize operating costs.
Take important steps towards climate neutrality: The modernization aimed to contribute to environmental protection and reduce CO2 emissions.
Further improve guest comfort: Despite the modernization, the refined comfort of the traditional hotel should not only be maintained but further enhanced through optimized heating, ventilation, and pool technology.
Always be at the cutting edge of technology: The owner family aimed for a comprehensive modernization of the building technology to be future-proof.
Modernization with minimal operational disruption: The entire renovation was to be completed within a short closure period (around six weeks) to minimize disruption to hotel operations.
Optimize critical building systems: In particular, the heating supply (heating system, lake-bath heat pump), ventilation and air conditioning systems, and parts of the swimming pool technology were to be made more efficient.
Central control and monitoring: Implementation of a central building management system for efficient control, regulation, and monitoring of all building services.
Utilize sustainable energy generation: Installation of a photovoltaic system for self-generated electricity and further reduction of external energy demand.
Siemens supported Hotel Hochschober with a comprehensive modernization of its building technology, perfectly tailored to the hotel's specific requirements:
Comprehensive system optimization:
Heating and hydraulics: Optimization of the hydraulic heating system, re-regulation of the entire system (from district heating converters to underfloor distributors), replacement of radiator valves, and substitution of approximately 35 rigid pumps with highly efficient, variable-speed pumps.
Ventilation and climate control: Renewal of ventilation systems with 38 direct-drive fans equipped with frequency converters and installation of CO2 sensors for demand-controlled operation.
Pool technology: Implementation of highly efficient Siemens heat pumps (150 kW) and new heat exchangers for the lake-fed pool, as well as retrofitting of the pool water technology in the wellness pools with flow optimization using frequency converters.
Central building control and energy management:
Installation of a central building management system Desigo CC from Siemens for the integration, automation, and flexible control of all systems.
Implementation of the cloud-based energy and asset management platform Navigator from Siemens for visualizing, analyzing, and continuously optimizing energy consumption.
Sustainable energy generation: Installation of a heavy-duty photovoltaic system (51 kWp) on the hotel roof.
Significant energy and cost savings: Achieving maximum energy efficiency through optimized heating, ventilation, and pool systems, as well as photovoltaics, leading to significant savings in heating and electricity and shortening the payback period.
Improved sustainability and environmental footprint: Substantial reduction of CO2 emissions (approx. 390 tons/year) and an active contribution to climate neutrality, which strengthens the hotel's positive image.
Enhanced guest comfort and well-being: Optimal and demand-oriented heat supply, fresh air, and efficiently heated pools ensure a consistently pleasant indoor climate and an improved guest experience.
Increased operational reliability and system stability: The central building management system Desigo CC ensures safe and uninterrupted continuous operation through early problem identification and resolution.
Full transparency and control: The energy monitoring software enables detailed visualization and analysis of all energy consumption, supporting continuous optimization and efficient management.
Future-proofing and competitive advantage: The hotel is technologically up to date, can cushion rising energy costs, and offers a sustainable, comfortable environment, which increases its attractiveness for guests and its long-term economic viability.
Hotel Hochschober, located on the Turracher Höhe in Carinthia since 1929, is a traditional establishment with a unique location directly on Lake Turrach. It offers refined comfort and has recently modernized its building technology with Siemens' support to achieve maximum energy efficiency and enhance guest comfort.
