INN Immobilien GmbH (Tochterfirma der Unterberger Immobolien GmbH)
Kiefersfelden Germany
When Inn
Immobilien GmbH planned the Kaiserreich Kiefersfelden Genusszentrum, they had a
clear and ambitious vision that went beyond typical commercial buildings. A
primary objective was to operate the building in a highly sustainable and
largely energy-independent manner. To achieve this, renewable energies were to
be harnessed: electricity from a photovoltaic system and heat and cooling from
an efficient heat pump. Through this environmentally friendly design, the
client also sought to significantly reduce operating costs for tenants, which
was intended to make the building highly appealing compared to other commercial
projects. Furthermore, the client prioritized the implementation of only the
best and most modern building technologies to ensure the project was regarded
as "green" and future-proof. All these technical and financial goals
culminated in one overarching objective: The Genusszentrum was to set new
standards for an exceptionally high quality of life directly at the workplace,
thereby fostering a unique environment for work and enjoyment.
Siemens met
the requirements by implementing a groundwater heat pump, which can be used for
both heating and cooling, supplemented by the associated energy distribution
and comprehensive energy management. To support the desired energy-independent
operation, this was complemented by a photovoltaic system for generating
electricity. The entire modern, green, and high-quality building technology of
the Kaiserreich Kiefersfelden is centrally controlled via Desigo CC
building management system.
"We wanted to operate the building as energy-autonomously as possible, meaning generating electricity via a photovoltaic system and heat or cooling via a heat pump."
Florian Unterberger, Projektgesellschaft
Key benefits:
Significant reduction in operating costs:
Through largely energy-autonomous operation, utilizing a photovoltaic
system for electricity generation and a heat pump for heating and cooling,
tenants benefit from significantly lower energy costs compared to
conventional commercial building projects. This makes the location
highly attractive economically.
Sustainability and positive environmental contribution:
The implemented modern building technology considerably minimizes the
building's energy consumption and CO2 footprint. The project thus makes an
active contribution to environmental protection and positions the
Kaiserreich as a pioneering "green" showcase project.
Increased attractiveness and value retention of the property:
The modern, high-quality, and sustainable equipment makes the
Genusszentrum a desirable and future-proof location. This ensures the
developer long-term marketability and the value of their investment.
Optimal comfort and enhanced quality of life:
The precisely controlled building technology, particularly through the
Desigo CC building management system and the ability to heat and cool via
the heat pump, creates a pleasant and productive indoor climate. This
significantly contributes to the exceptional quality of life and
well-being of users at the workplace.
A modern, ecological business park that impresses with its 360-degree concept: office, retail, and commercial spaces perfectly complement diverse leisure, gastronomy, and service offerings, as well as a hotel. This creates a work environment that sets new standards in terms of quality of life.
